Whitfields on instructions of the Body Corporate Chairlady, Gail Ballantyne has issued an instruction that Nobody in the Complex can have Visitors after  23H00 pm till 05h00am.

 

This is against the Rights of all South Africans as protected by the Constitution of South Africa.

 

This woman is out of Control and is backed by the Managing Agents Whitfields. Court Action to Follow.

Your Ms Lefentse Diphoko contracted with us on behalf of Wisdom Human Capital (Pty) Ltd to find a Black Female Professional Engineer which turned out to be a hoax. This type of unprofessional conduct and dishonest behaviour by a member of staff in a company, normally results in instant dismissal.Ms. Lefentse Diphoko agreed  to the terms and conditions of our organisation, when contacting us.

In terms of the International Professional Engineers Rules, the prescribed fees have been applied when costs have been incurred as a result of dishonest and unprofessional behaviour and Fraud.It is also a condition when dealing with a Professional Body, that this be reported and published Internationally to protect any further companies from being conned when dealing with Wisdom Human Capital (Pty)Ltd. In fact we may Google it for you.  Please be advised that further costs are being incurred until such time as to when we receive payment in full. The small claims Court Summons is on the way to be stamped by the Court, and then delivered to the Sheriff for personal serving on you in terms of court rules.

A further invoice is being prepared.

Dear Mr. H......, 

The only leak I knew about was the leak at the bedroom, you showed me the place it was dripping from. You did later inform me and body corporate that there are tiles riding each other from water under the door.

We have come back on a few occasions as you said it was still leaking in the bedroom. It was a process of elimination, as waterproofing leaks usually are, as waterproofing is not an exact science by all means. We are not replacing carpets, if that’s what you are asking.

The problem with the water under the door is not unique at all to your unit, as all the top balconies with doors flush to the exterior wall have water flowing under the doors when it rains. It’s not correct or ideal but due to the way the building was built, most people put a towel by the door to prevent the water flowing in. Your unit is a bit better as your tiles inside are slightly higher than outside, so it helps a bit. The thin strip under the door that was not tiled is the tilers problem not ours, even though we have remedied it for you, twice, by filling it with a cement and acrylic latex mixture. We presume the tiler left it out because he never had an open door. The riding tiles may not even be due to water under the door because they start about 3 tiles away from the door and unit no. 70 has the same tiling problem about 7 tiles away from the door. But it could be water, but not for me to fix.

We were told to lift old tiles and waterproof your balcony, nothing else, which is why if there is water dripping into the bedroom we come back no questions asked  - to find where the water is coming from (just ask unit 37, we did their balcony twice completely, only to find it was mainly coming from inside the weephole in the wall.

You also said that the drip started around about the same time as the new gutter was installed spilling the roof water onto that weep hole area. That gutter should probably have been installed on the other side of your balcony where it wouldn’t have had to flow onto your balcony at all.

The grey weather beaten brittle broken furniture ( sorry, but its true ) has nothing to do with us either, we didn’t break it. We waterproofed the balcony, then some time passed before the tiler retiled the balcony and there was a meeting much later about the drip in the bedroom. It was at this meeting that you told me the furniture was broken. Surely if it was us, you could have reported us when we broke it. So logically it could have been the tillers later on, or anybody. 

If you have waterproofing problems with your balcony, report it to the body corporate and we will gladly attend to it like we always do in the complex. In fact we sometimes attend to other things too, even if it is not completely our problem ( like the tilers problem under your door ).
